Owners Corporation Services

  • Preparing and distributing notices, agendas and minutes
  • Answering telephone calls
  • Attending to correspondence and emails
  • Attend property on a regular bases to ensure works are carried out and in order
  • Arranging quotations for repair and maintenance of the building and common property
  • Taking out and maintaining required insurance for the owners corporation invoices
  • Implementing and maintaining a maintenance plan & maintaining the common areas and ensuring the common property is in a presentable manner at all times
  • Preparing and distributing financial statements and budgets
  • Keeping and maintaining the owners corporation register
  • Keeping and maintaining records
  • Arranging audit and reports required by other legislation
  • Carrying out any other functions and duties as instructed by the committee
  • Ensuring compliance and advising the committee on compliance with the Owners Corporations Act 2006, the Owners Corporations Regulations 2007 and the rules
  • Report to the owner corporation at each annual general meeting
  • If there is a committee, report to the committee as required
  • Hold and complete all registers
  • Hold all money on behalf of the owners corporation on trust in accordance with section 122 (2) of the Owners Corporations Act 2006
  • Provide owners corporation certificates
  • Know the legal obligations and those of the owner’s corporation
  • Promptly inform the owner’s corporation about issues so members can make decisions and act on them
  • Assist the owner’s corporation to comply with its legal obligations
  • Act honestly and in good faith in the performance of the Manager’s functions
  • Exercise due care and diligence in the performance of the Manager’s functions
  • Manage Any dispute/complaints in accordance with Owners Corporations Act 2006 and the Owners Corporation Rules
